The Vision
An icon for the north. A home above it all.
Rozafa Tower reimagines what living in northern Albania can be. Designed by the architects selgascano with FRPO, the 35-floor building in Shkodër has planted terraces that step up its full height, and every residence opens onto a deep private terrace.
Depending on where a home sits in the tower, it looks out over Lake Shkodër, the Albanian Alps, or the river and castle below.

The Architecture
Designed by selgascano + FRPO.
selgascano, the Madrid practice behind the 2015 Serpentine Pavilion in Hyde Park, has been a finalist for the Mies van der Rohe Award, with work shown at MoMA in New York and the Venice Biennale.
For Rozafa Tower, the studio drew on Shkodër's layered heritage, from Illyrian and Roman to Ottoman, Venetian and neoclassical, reading the city as a vertical landscape. Their design, The Boundaries of the Limitless, splits the tower into three lobes, each given a distinct façade and outlook.

A Building Within A City
Three programmes stacked.
Rozafa Tower combines residences with a hotel and a commercial base. At street level, shops and public space connect directly to the existing four-star Rozafa Hotel. Above the homes sits a 120-room hotel, topped by a rooftop pool, bar, restaurant, gym and spa that residents can access directly.

The crown
Eight rooftop hotel suites and a final-floor rooftop terrace with outdoor hot tubs and a multifunctional event space, suspended above the city.

Gym, spa and sauna
A dedicated wellness level with gym, sauna, spa cabins and a 420 sqm rooftop terrace.
25–29Hotel & Lounge
Rooftop pool, bar & restaurant
120 hotel rooms across six floors, with a rooftop pool, lounge bar and a destination restaurant on the lower hotel levels. Residents access these through a connecting terrace.

The residential heart of the tower, three lobes, three views, every home opening onto a deep planted terrace protected by a parasol-clad railing.

Cafés, shops, a restaurant, a mall corridor, exhibition and event spaces, and a two-storey block physically connecting the tower to the existing four-star Rozafa Hotel and its pool.

Secure parking for residents and hotel guests, plus storage and technical services. The residential entrance is private, its own gate, on Vilson Street.
